Planning the space

Things to Think About Before Going Open-Plan

Taking out a wall changes how a home works as well as how it looks. Open-plan rooms can be harder to heat, so it is worth checking that your radiators will cope with the larger space. Cooking smells and noise travel further, which affects where you put the kitchen and extractor.

In homes with three or more storeys, the hallway and stairs often form the protected escape route in a fire. Removing walls around them can mean building control asks for fire doors, a sprinkler system or other measures. We'll raise this early so it doesn't come as a surprise.

Approval

What Building Control Will Check

  • The structural engineer's calculations and beam design
  • That the beam bears properly onto padstones or supports at each end
  • Fire protection to the steel, usually with fire-rated board
  • That the structure above was supported safely during the work
  • Any changes to fire escape routes

Once the work is approved, you receive a completion certificate. Keep it with your house documents, because your buyer's solicitor will ask for it if you ever sell.

Pricing

What Affects the Cost of a Knock-Through?

The main factors are the width of the opening, what the wall is carrying, and the size of beam the engineer specifies. Longer spans and heavier loads need bigger steels and sometimes extra supports.

Other costs include the engineer's fees, building control fees, moving radiators, sockets or pipes in the wall, and the making good afterwards: plastering, flooring and decorating. We set all of this out clearly in your quote.

Regulations

Building Regulations and the Party Wall Act

Removing a load-bearing wall or chimney breast always needs building regulations approval, even when no planning permission is needed. If a beam bears into a wall you share with a neighbour, or you remove a chimney breast on a party wall, the Party Wall Act applies and your neighbour must be given notice. We will tell you on our visit what applies to your home.
