Older properties

Renovating Victorian and Edwardian Homes

Much of Leigh-on-Sea, Westcliff and central Southend was built before 1914, as were the older parts of towns like Billericay and Brentwood.

These homes have solid brick walls, lime mortar, timber floors and original details that need a different approach from a modern house. We repair what can be saved and match new work to the old, from the brickwork outside to the mouldings inside.

Is it time?

Signs Your Home Needs a Renovation

  • Damp, condensation or mould that keeps coming back
  • Old wiring, fuse boxes or plumbing that need replacing
  • A kitchen or bathroom that no longer works for you
  • Cracked or blown plaster and uneven floors
  • A layout of small rooms that doesn't suit how you live
  • Windows, doors and insulation that let the heat out

Tackling these together usually costs less, and causes less disruption, than fixing them one at a time over several years.

Planning the work

Doing Things in the Right Order

A good renovation follows a sensible order: structural repairs and damp first, then new wiring, plumbing and heating, then plastering, and only then kitchens, bathrooms, flooring and decorating. Getting this wrong means undoing finished work to put in a cable or pipe.

We plan the whole sequence before we start and coordinate the electricians, plumbers and heating engineers so each trade arrives at the right time.

Renovating a House You've Just Bought

If you've bought a house that needs work, the weeks before you move in are the best time to renovate, as an empty house is quicker and cleaner to work in. Send us your survey and we'll walk round with you, explain what it means in practice, and help you decide what to do first and what can wait.

We also work for landlords who need properties renovated between tenancies, and we can work to a fixed timetable to keep the property empty for as short a time as possible.

Pricing

What Affects the Cost of a Renovation?

The biggest factors are how much of the house is involved, what condition it's in behind the walls and under the floors, and whether services such as wiring, plumbing and heating need replacing. Structural changes, new kitchens and bathrooms, and the level of finish you choose all add to the total.

We give you an itemised quote, and if we find hidden problems once work starts, we show you and agree any extra cost before carrying on.
