Who we work with

New Builds for Self-Builders and Small Developers

Self-builders

You have the plot and the plans. We build the house and keep you informed at every stage.

Garden plots and replacement homes

A new home on spare land beside or behind an existing house, or a new house in place of a tired bungalow, both common projects on the larger plots around Hockley, Rayleigh and Billericay.

Small developments

One to a handful of homes for local landowners and developers who want a reliable builder on site.

From ground to handover

What Our New Build Service Covers

We take a new home from a cleared plot to a finished house: site setup, groundworks and drainage, foundations, brickwork and blockwork, roof structure, windows and doors, first fix, plastering, second fix carpentry and finishing. Specialist trades such as electrics, plumbing and roofing are carried out by people we have worked with for years.

We work from your architect's drawings and your structural engineer's design. If you do not have a design team yet, we can recommend local professionals we trust.

Approvals

Planning, Building Control and Warranties

Every new home needs planning permission and building regulations approval. Building control inspects the work at set stages, and we plan the build around those visits so nothing holds things up.

Most mortgage lenders expect a new home to carry a structural warranty. Talk to us early about which provider you plan to use so the build follows their inspection schedule from day one.

The build

The Stages of a New Build

Site setup:

hoarding, welfare facilities, services and safe access.

1

Groundworks:

Excavation, drainage and foundations, inspected by building control.

2

Superstructure:

Brickwork and blockwork up to roof level, with floors and lintels.

3

Roof:

Timber structure, felt, battens and tiles, so the building is watertight.

4

First-fix:

Windows and doors, electrics, plumbing, heating and stud walls.

5

Plastering and screeding:

Walls, ceilings and floors ready for finishing.

6

Second fix:

Kitchens, bathrooms, doors, skirting and final connections.

7

Completion:

Final building control and warranty inspections, then handover.

8

Energy

Building to Today's Energy Standards

New homes must meet current building regulations for insulation, airtightness and energy use. That affects the thickness of the walls, the type of windows, and how the home is heated, with many new homes now using air source heat pumps instead of gas boilers.

Your architect or energy assessor will set out the specification at the design stage. We build to it carefully, because details such as insulation joints and airtightness around windows decide whether the finished home passes its final checks.
