How we build them

Built to Last, Not Bought Flat-Packed

We build garden rooms on a concrete slab or proper foundations, with an insulated timber frame, a durable roof, quality windows and doors, and cladding or render to suit your garden. Inside, they are boarded, plastered or lined, with lighting and power from a qualified electrician.

Because we are builders and carpenters, we can design the room around your garden rather than fitting a standard size, and we can add decking, paths and planting around it.

Planning your garden room

Choosing the Right Spot

Where you put a garden room affects how you use it. Think about where the sun falls through the day, how far it is from the house for running power and internet, and whether you'll want a view of the garden or some privacy from the house.

The position also affects the rules. A room more than 2 metres from your boundaries can be taller under permitted development, and distance from the boundary can affect whether building regulations apply. Large trees nearby can affect the foundations, and we'll check there is access to bring materials in.

All-year use

Built to Use All Year Round

A garden room is only useful if it's comfortable in January and July. We insulate the floor, walls and roof, fit double-glazed windows and doors, and add ventilation to stop condensation building up.

For heating, most people choose electric panel heaters or an air conditioning unit that can also cool the room in summer. Sockets, lighting and outside lights are fitted by a qualified electrician and certified.

Pricing

What Affects the Cost of a Garden Room?

Size is the biggest factor, followed by the type of foundation, the amount of glazing, and the cladding or finish you choose outside. Running power, water or drainage from the house adds to the cost, especially over longer distances.

Extras such as a toilet, built-in storage, decking or a covered veranda are priced separately, so you can decide what to include. We give you an itemised quote after visiting your garden.

Planning rules

Do You Need Planning Permission for a Garden Room?

Most garden rooms are permitted development, so no planning application is needed, if they meet a few rules. The building must not go in front of the house, must stay under 2.5 metres high if it is within 2 metres of a boundary, and, with other outbuildings, must not cover more than half the garden. It must be used for purposes incidental to the house, not as a separate bedroom or home.

Smaller garden rooms are often exempt from building regulations too, depending on their size, use and distance from the boundary. Homes in conservation areas and listed buildings have tighter rules. We check what applies before you commit.
