Garage Conversions in Essex

Most garages are used for storage, not cars. Converting yours gives you a bedroom, home office, playroom or extra living space for far less than building an extension. We convert garages across Essex, from Southend and Rayleigh to Billericay and Brentwood.

Ideas for your garage

What Can You Turn a Garage Into?

  • A home office with proper heating and insulation
  • An extra bedroom, with or without an en-suite
  • A playroom or second living room
  • A utility room and downstairs toilet
  • A larger kitchen, by opening the garage into the house
  • A gym or hobby room

The work

What a Garage Conversion Involves

  • Bricking up the garage door opening on a new foundation, with a window to match the house.
  • Raising and insulating the floor, and adding a damp-proof membrane.
  • Insulating the walls and ceiling to meet building regulations.
  • New electrics, heating and ventilation.
  • Plastering, a new internal door and finishing carpentry.

Before we start

Is Your Garage Suitable for Converting?

Integral garages, built into the main house, are usually the most straightforward to convert because they already share walls, a roof and often a floor level with the rest of the home.

Attached garages built onto the side of the house are also common conversions, though they sometimes need more work on the roof and walls. Detached garages can be converted too, but they are treated more like a garden building and come with different planning considerations.

On our free visit we check the things that decide how much work is involved:

  • The foundations under the garage door opening, which need to carry the new wall and window
  • The floor level compared with the house, and how much it needs raising
  • Signs of damp in the walls and floor
  • The condition of the roof, as older flat felt roofs often need replacing
  • Ceiling height, so the room meets building regulations
  • Whether the boiler, gas or electricity meters, or washing machine are in the garage and need moving

Pricing

What Affects the Cost of a Garage Conversion?

Every garage is different, so we price each conversion after seeing it. The main things that change the cost are the size of the garage and whether it is single or double, the condition of the roof and floor, and whether we are adding a bathroom or shower room, which needs new drainage.

Opening the garage into the house, for example to make a larger kitchen, involves structural work and a steel beam. The type of heating you choose, the windows and doors, and the level of finish inside all play a part too. Your written quote sets each item out separately, so you can see where the money goes and decide what matters most to you.

Planning and building regulations

Do You Need Planning Permission for a Garage Conversion?

Most integral and attached garage conversions don't need planning permission, as long as the outside changes are minor and in keeping with the house. Some newer estates have a planning condition that removes these rights, and homes in conservation areas have tighter rules, so it is worth checking your property's planning history with your council first.

Every garage conversion needs building regulations approval. Building control will check the foundations for the new wall, insulation, ventilation, fire safety and means of escape. We arrange the application and the inspections for you.
