Planning and building regulations
Do You Need Planning Permission for an Extension in Essex?
Many single-storey rear extensions fall under permitted development. As a guide, that allows up to 3 metres from the back of a semi-detached or terraced house and up to 4 metres on a detached house, within height and boundary limits. Larger single-storey extensions can sometimes go through the prior approval scheme instead of a full application.
Double-storey extensions, side extensions and homes in conservation areas usually need planning permission from your local council, whether that is Southend, Castle Point, Rochford, Basildon, Brentwood or Chelmsford. Every extension needs building regulations approval, and if you share a wall with a neighbour, the Party Wall Act may apply too. We'll tell you early which rules affect your project.
